Forget Resolutions and Go for Results!

Great Event for a Great Cause

This past week I went to a great party at John Assarafs house. The theme was “An African Thanksgiving” and the reason for the gathering was to support a cause that is just incredible called Just Like My Child, lead by Vivian Glyck, an amazing woman and entrepreneur. Just like my childs mission is to conquer poverty and promote self reliance for women and children in Uganda.  Not only was it a great night with great friends, but all supporting an incredible cause as well. A lot of great people like  John Assaraf, who hosted the party at his home, Frank Kern, Mark Victor Hansen, Mike Koenigs, Deepak Chopra and others all took part in the evening which helped build a brighter tomorrow for these women and children in Uganda. Really makes you take five to stop and realize just how blessed we are and want to reach out and give back to those that are way less fortunate than ourselves. Whether you have credit issues that might hinder your ability to secure more “traditional” financing sources or a particularly hot deal has you in “move-it-or-lose-it” mode (meaning your lender’s wheels move too slowly to take advantage of a given deal), your circle of influence could be the answer to your short-term financing problems.

Just about everyone is at least theoretically interested in getting a great return on their investing dollar.  Millions of people were scared out of the stock market (after they lost their collective shirts).  While some of them are beginning to return, they’re gun-shy about losing more money — and many of them need to earn their money back quickly.

Data Suggests Wholesaling Opportunity Ready to Explode

If you’re a wholesale real estate investor – or have ever given the idea of jumping into this niche market any thought, now is the time to dive in with both feet.  While the number of available properties may be beginning to level off, the economic situation that has in part fueled the wholesale market is only going to worsen for the short term, as job losses mount and more and more Americans find themselves unable to make their monthly mortgage payments.

This means more distressed properties are going to explode onto the market, which will only tend to increase the number of wholesale properties available.  In January, according to Experian, that number will ramp up again as the variable rate interest rates of tens of thousands of Alt-A loans (less than full-doc loans, usually homeowners with good or decent credit) reset, which can cause payments to skyrocket by 40%-60%.  When this happens, the number of foreclosures will ramp up again, which will cause a corresponding rise in foreclosure opportunities.

So if you’ve been sitting on the sidelines kicking around the idea of jumping into the foreclosure niche, now is the time to get in on the action.  If you know more about the inner workings of the health care bill than you do how to buy wholesale properties, now is the time for you to add to your knowledge base so you can immediately start pocketing $10,000 – or more – per deal with almost no risk on your part.
