Dream Big — Don’t waste your time hoping for little things and settling for tiny results.  Whether you’re striving to lose weight, become a better real estate investor, or a better parent, the key is to set a goal that makes your heart flutter with anticipation when you think of achieving your goal.  If the mere thought of achieving your goal takes your breath away, then you’re on the right track.

Make a Plan — How do you propose that you fuel your meteoric rise to success?  You can’t very well get there with your rear end planted firmly on your couch.  Get out a pen and paper or sit down in front of your computer and develop a mind map detailing exactly what you need to do to reach your goal.

Shoot for the stars — Once you know what you’re going to accomplish and how you’re going to get there it’s time to strap yourself to the rocket of success and strike a match.  Then light the fuse — quickly.  Don’t worry about a misfire or possibly missing your mark.  The universe is an absolutely HUGE place.  So what if you come up short and miss the stars?  You can always snag the moon on your way back down!

This means more distressed properties are going to explode onto the market, which will only tend to increase the number of wholesale properties available.  In January, according to Experian, that number will ramp up again as the variable rate interest rates of tens of thousands of Alt-A loans (less than full-doc loans, usually homeowners with good or decent credit) reset, which can cause payments to skyrocket by 40%-60%.  When this happens, the number of foreclosures will ramp up again, which will cause a corresponding rise in foreclosure opportunities.

Several factors make this the ideal time:

Prices have started to turn around, which means that in many parts of the country, they’re actually headed up.  If you’ve been afraid to jump into the market for fear of your investment depreciating, there’s very little to be afraid of.

Here’s a point to ponder, though: If you buy right, you don’t have to worry about fluctuations in the value of your properties, because you will have built instant equity and you’ll be able to enjoy positive cashflow – each and every month. If something unexpected happens, and prices drop, you’ve already made money, and you’re enjoying monthly cashflow.

That money will be flowing into your bank account, which will help you to become increasingly financially independent.  Just do the math: If your property will give you a $300-$500 per month income stream – which is very do-able in this market – just think how much cash you’ll have coming in with 5-10 properties in your portfolio.  The more you buy, the bigger that stream gets, until you have a flood of cash flowing into your favorite bank account every month!
