Yesterday, May 7, 2009 we welcomed our third little girl ., Avery Lauren Cawley, into this world.  She is happy and healthy and we are so grateful shes made her debut into the family, finally! I wanted to share a pic of her with all of you , my REI Conferences clients! You guys are the best and are all a real inspiration to me. God has blessed me with a wonderful family, a wonderful business and wonderful clients, and I feel like the luckiest girl on the earth. Thanks for helping make our big day so special with all of the well wishes, flowers and kind words these past few weeks-I appreciate them all and thank you from the bottom of my heart! Mom and Baby are doing great and are looking forward to coming home!</p>

<p class="MsoNormal">While you’re looking for them, keep this in mind: There are other things you could be doing that can help you build generational wealth – while avoiding the wrath of the tax man.</p>

			<content:encoded><![CDATA[<p>The impression a lot of people have is that the average real estate investor is a fast-talking con-man (or woman) who specializes in preying on those unfortunate enough to fall on hard times.  As you know, the reality is much different.  These misconceptions are fueled in part by media perceptions and a few bad actors who call themselves real estate investors, but are &#8212; in reality &#8212; low-lifes who should be serving long stints in the Cross Bar Hotel.  </p>
<p>As an honest and ethical real estate investor who is interested in buying right and doing the right thing &#8212; while helping people who NEED to unload their property &#8212; I want to share a totally uplifting story I read about a truly special real estate investor.  A woman who fell on hard times and lost her home was fortunate enough to run into a real estate investor with a heart.  What this investor did was enough to bring a tear to my eye.  She bought the property at auction and immediately gave it back to the lady who had lost her home.  No strings, just blessings and a great big hug.</p>
<p>As an investor you may not be in the position to be able to do this sort of thing, but by getting in gear now and capitalizing on the unprecedented opportunity you have to make money and build real, sustainable wealth, you still have a chance to do much more than the average person who simply shrugs their shoulders and switches the channel. 			<content:encoded><![CDATA[<p>It&#8217;s no secret that the real estate market is in a freefall and a lot of investors are playing defense.  That&#8217;s one way to play &#8212; if you want to get beat up.  Another way is to go on the offensive and decide that you&#8217;re going to succeed and that you&#8217;re willing to do whatever it takes.  Here are a few things for you to think about that can help make the challenges a little smaller and your success a little easier to come by:</p>
<p>1.  Run your numbers with the tenacity of an IRS auditor.  If they don&#8217;t make sense and they don&#8217;t add up &#8212; walk away from the deal.  Your cash flow analysis will tell you if the property will be in the red or in the black at the end of the month.  Your calculator will give you an answer, but it can&#8217;t guarantee your results.  It&#8217;s relying on you for accurate numbers &#8212; from rent rates to your cost for property taxes and maintenance.  Do your due diligence and get good numbers.</p>
<p>2.  If you&#8217;re considering investing in new locations outside your home area, making numbers work to your advantage can be a little more difficult becasue you don&#8217;t know the area.  Wouldn&#8217;t it be great if you could know all there is to know about an area before you decide to go in?  Now you can.  Here are a few sources for numbers you can rely on for a variety of purposes.  Whether you need national, regional, or local numbers, here are some resources that will help you reach your goals. </p>
